ABOUT PARCIC

Property research you can trace back to the record.

PARCIC organizes parcel boundaries, mapped zoning, available public records and the unresolved questions that matter before a property purchase.

What the product does

Start with an address and inspect available preliminary findings without an account. Create an account to save the evidence and continue a private study. Where validated inputs support them, design and financial tools connect the same parcel, assumptions and saved version.

PARCIC is the publisher of these explanations and the operator of this research tool. It is not a government agency. A published source link, geographic directory entry or conceptual drawing does not certify development rights. Coverage varies by jurisdiction and property.

How public explanations are maintained

  • Show the basis. Actual examples retain the parcel identifier, source URLs and retrieval dates. The Baltimore review separates observed records from questions they cannot answer.
  • Label the example. Fictional designs and arithmetic examples remain explicitly hypothetical. Their costs and dimensions are not local property evidence.
  • Keep dates distinct. An explanation’s update date records a content change. It does not refresh the underlying government record or imply a new source check.
  • Keep uncertainty visible. Missing, conflicting or stale evidence cannot become a definitive development, rental or investment result.
  • Preserve prior work. Saved versions retain their evidence and assumptions. Recalculation produces an updated result; validation failures do not erase the original record.

PARCIC uses AI-assisted drafting for public explanations. Product descriptions are checked against the current code and automated tests; official source records remain separate from those explanations. Official interpretation, title clearance, surveys, appraisals and project approvals require the appropriate authority or qualified professional. Read the methodology for how inputs support the outputs.

Recent publication changes

October 18, 2026
Added product guides explaining the address-to-report workflow, site-layout comparisons and layout-based financial scenarios. Published the full Baltimore parcel review and its downloadable example data. Expanded the three research guides with parcel-conflict checks, a zoning evidence matrix, a budget sensitivity table and blank research worksheets. Kept reference directories separate from editorial ad inventory and added this publishing explanation and privacy notice.
October 17, 2026
Simplified saved-property navigation while retaining source dates, version tools and visible validation warnings. Removed the generic cost widget from the landing page.
September 14, 2026
Retrieval date of the three official map responses retained in the Baltimore example. This remains a historical record.

When information is missing or disputed

Compare the displayed parcel identifier and source date with the current official record. A source correction belongs with the publishing authority; an interpretation belongs with the governing planning authority. Save the relevant URL and conflicting values with your research notes.

If PARCIC cannot retrieve a property, use the coverage request offered in property search. Guest requests receive a reference; signed-in requests can be followed in Coverage requests. Requests are recorded for research, not a promise of coverage or a completion date.

Access and funding

Public preliminary research and these guides are available without payment. Optional Google ads may support selected public explanations after advertising consent. Private studies, account screens and payment flows are excluded from ad serving. See current plans and availability; a complete report should not be purchased when the required evidence cannot be delivered.
