How property value
and development costs work.
Trace market value, construction budgets and projected returns back to their sources and assumptions.
Start with the actual parcel
PARCIC matches an address to official parcel records and GIS geometry. Associated APNs stay separate until the complete site is confirmed. Boundary lengths and areas are GIS-derived estimates, not certified survey measurements.
Follow the evidence
A mapped zoning district is the starting point. Dimensional rules, overlays, footnotes, amendments and applicability need their own evidence. Verified facts have source evidence; derived values explain their calculation; estimates remain labeled; missing or conflicting evidence limits only the dependent outputs.
Connect design and economics
Scenario unit counts, building area and parking layouts feed the same financial model. 2D plans and 3D massing describe conditional concepts. They do not establish entitlement, construction readiness or municipal approval.
Use dated market observations
Local asking-rent benchmarks use the latest available Zillow city Observed Rent Index, matched to official Census city, county and state geography. Data Provided by Zillow Group. ZORI is a smoothed typical asking-rent index for mixed housing types, not an arithmetic average or a lease quote for the property. The observation period and date checked are shown separately. No rent premium, utility discount or property-value fallback is invented. Historical ACS household rents and HUD program rents remain separate references.
Estimate market value from closed sales
Current property value uses screened comparable closed sales, with source links, dates, property type and size. You can attach local closed sales when connected records are incomplete. The calculator uses the median adjusted price per square foot and shows the comparable range. Land and building comparisons stay separate. User-attached records require independent review. Tax assessments, past purchase prices and county home-value indices are displayed only as context.
Calculate value after construction
For a sale strategy, modeled unit area is multiplied by a supported sale price and the selected growth assumption through completion. For rentals, forward annual net operating income is divided by the selected capitalization rate. The model connects these values to the construction budget, financing and monthly cash flows. Gross completed sales value is distinct from net proceeds and profit. Missing pricing keeps dependent valuations and returns unpriced.
Review costs and investment returns
Construction costs are planning allowances until supported by project-specific bids. Site work, demolition, permits, utilities, parking, financing and contingency are itemized to make exclusions visible. Acquisition-dependent returns require a priced acquisition budget. Equity ROI, IRR and NPV use the monthly cash-flow model, including selling costs and debt repayment. These outputs remain conditional on the supplied design and financial assumptions.
Preserve the decision record
Saved versions retain their property evidence, design, assumptions and calculation date. Reports support preliminary professional review. A qualified design and development team must verify applicable requirements before relying on the package for acquisition, financing or submission.
Put the methodology to work
Read worked examples of matching an address to a parcel, testing a zoning envelope and separating gross completed value from profit. Each guide states what the model cannot verify for a specific site.
